I remember when my husband and I bought our first house together – it was pretty darned scary. Being “newbs”, we felt completely lost with most of the process. One thing we were uncertain of was if we needed a home warranty or not. You know how luck has it – you move into a new house and the problems with appliances start immediately. Whether the washing machine that was included in the contract decides it just doesn’t want to work anymore, or the dishwasher stops cleaning efficiently, something is bound to break within the first year of moving into a new home.
Luckily we had an awesome realtor who suggested to us that we get a California home warranty when purchasing our house. I remember that it wasn’t expensive (we actually got the seller to cover this) and it covered us for the first year. After that year was up, we could decide if we wanted to pay to continue our coverage.
We were so glad we listened to her, as our oven stopped working shortly after we moved in. We were pretty upset at first, as we used most of our savings to buy our first home. We didn’t want to fork out hundreds or thousands of dollars on appliances! When we remembered that we had the warranty, it was a huge relief. We simply called the home warranty company and they had a repairman come out and fix it for us. The best part is that if something isn’t able to be fixed, the warranty company would replace it. I believe we had to pay a very small fee (like under $100), but it was FAR LESS than if we had to pay for the whole service visit, or a new appliance.
Although home warranties don’t cover everything that can go wrong, they do cover most major appliances. It is a good idea to thoroughly check what is and isn’t included before purchasing a warranty.
10 years later when we purchased our new home, we knew without a doubt that we wanted a home warranty again. We will never buy another house without a home warranty!
